1 Le bail d’habitations peut être prolongé de quatre ans au maximum, celui de locaux commerciaux de six ans. Dans ces limites, une ou deux prolongations peuvent être accordées.
2 Lorsque les parties conviennent d’une prolongation du bail, elles ne sont liées à aucune durée maximale et le locataire peut renoncer à une deuxième prolongation.
1 A lease may be extended by up to four years in the case of residential premises and by up to six years for commercial premises. Within these overall limits, one or two extensions may be granted.
2 Where the parties agree to an extension of the lease, they are not bound by a maximum duration and the tenant may waive a second extension.
